The Complete Guide to the October 2026 BTO Launch Sites: What Buyers Should Know
Published 25 June 2026

The upcoming 2026 BTO sales exercise in October will offer around 7,970 flats across seven projects in Bedok, Geylang, Sembawang, Tengah, Toa Payoh, and Yishun, HDB’s last sales exercise of the year. More than half the units sit in mature estates, giving buyers a rare shot at towns where resale flats usually come at a premium.
From city-fringe Toa Payoh to up-and-coming Tengah, the right site for you depends on your household size, commute, and how much location matters versus your odds of securing a flat.
But before you can apply to any of them, you’ll need a valid HFE letter, so submit your documents by 15 September 2026 if you’re hoping to secure a flat this round.

Bedok (Bayshore)
The October 2026 BTO exercise will include two projects in Bayshore under Bedok town, offering a combined 2,500 flats along Bayshore Drive, right next to Bayshore MRT station. This marks the second BTO launch in the area after the first batch in October 2024, and both projects are expected to fall under the Plus category.
With nearly half the units being 2-room Flexi flats, the Bayshore projects are likely to draw strong interest from singles, as well as buyers drawn to the area’s ongoing transformation and direct MRT access to the city.
Temasek Primary and Secondary School also appear to be within a couple of kilometres of the site, a bonus for families with school-going kids.
Bedok Project 1

The smaller of the two Bayshore projects offers 860 flats, made up of 350 units of 2-room Flexi and 510 units of 4-room flats. It sits along Bayshore Drive, with East Coast Park and Vela Bay just across the road, and a park and nursing home in the pipeline right next to the site.
On-site facilities are kept simple, with a minimart, 2 shops, and a preschool planned. For anything more, residents can look forward to SAFRA Bayshore, targeted for completion in 2030 as SAFRA’s largest clubhouse, located next to the upcoming Bedok South MRT station, as well as a proposed commercial and residential development in the same area.
Bedok Project 2

This is the larger of the two Bayshore projects, offering 1,640 flats in total, including 890 units of 2-room Flexi, 90 units of 3-room, and 660 units of 4-room flats.
The facilities here lean noticeably toward eldercare, with an Active Ageing Centre (Care) and a Kidney Dialysis Centre planned on-site, alongside an eating house, 2 shops, 2 preschools, and a Residents’ Network Centre.
Paired with the high share of 2-room Flexi units, this points to a project built with seniors ageing in place and smaller households in mind, while still keeping a solid chunk of 4-room flats for families.
Geylang (Mattar)

The October 2026 BTO exercise will include one project in Geylang, near Mattar MRT station, offering 440 flats in total. It’s the smallest project in this round, but that hasn’t stopped analysts from expecting keen competition, especially with the site expected to fall under the Plus category.
The flat mix here is split between 170 units of 2-room Flexi and 270 units of 4-room flats, with a preschool planned on-site.
Beyond that, residents can look forward to Circuit Road Hawker Centre and MacPherson Community Club nearby, along with Canossa Catholic Primary School just down the road. The future holding site for Maris Stella High School is also in the vicinity, which could enhance the project’s appeal to families planning to move.
In terms of pricing, four-room flats here are estimated to start from around $550,000, on the higher end for this launch, reflecting the project’s central location and walking distance to Mattar MRT.
Sembawang (Sembawang North)

Sembawang North will see one project in the October 2026 BTO exercise, along Admiralty Lane and Sembawang Drive, offering 1,310 flats in total. The flat mix comprises 330 units of 2-room Flexi, 100 units of 3-room, 460 units of 4-room, and 420 units of 5-room flats.
The site sits right across the road from Northoaks Primary School, with an eating house, supermarket, 5 shops, and a preschool planned on-site. The Sembawang MRT station is about a 15 to 20-minute walk away, so residents will likely rely more on buses for daily commutes.

With nearly two-thirds of the units made up of 4-room and 5-room flats, this project is well suited to families seeking more space at a more affordable price point, especially compared to the city-fringe sites in this launch.
The area is also set for a longer-term transformation. Once Sembawang Shipyard relocates, work to turn the site into a mixed-use waterfront district is expected to begin in 2028, bringing new amenities and jobs closer to home over time.
Tengah (Garden Avenue)

It’s been three years since Tengah’s last BTO launch, and this October 2026, one project along Tengah Garden Avenue in the Plantation district brings 710 flats back to the table. The mix covers 180 units of 2-room Flexi, 80 units of 3-room, 170 units of 4-room, 250 units of 5-room, and 30 units of 3-Generation flats, rounded out by an eating house, minimart, 4 shops, a preschool, and a Kidney Dialysis Centre on-site.
Two future Jurong Region Line stations sit just five to 10 minutes away on foot, though commuters will need to wait until 2028 to 2029 for those to open. For now, Pioneer Primary School and the upcoming Tengah Garden Galleria mall nearby give residents a sense of what’s taking shape.
After years of steady development, Tengah already has over 14,000 completed flats and neighbourhood hubs like Plantation Plaza, so buyers can better picture what life here looks like compared to earlier launches. The trade-off is competition from the sheer volume of flats already sold in the area since 2018.
With its strong mix of larger unit types, this project suits families seeking space and value, with four-room flats estimated to start at $360,000.
Toa Payoh (Caldecott)

Toa Payoh is shaping up to be the standout BTO project of October 2026, and likely the only Prime site in this entire exercise. Sitting right next to Caldecott MRT station, the project will offer 1,430 flats, comprising 590 2-room Flexi units and 580 4-room units, alongside public rental units. Given the location, analysts expect a subsidy recovery rate of around 10% to 14% for buyers who resell later.
What makes this project genuinely new is the 260 assisted living flats on offer, the first of their kind in Toa Payoh. Also known as community care apartments, these come fitted with senior-friendly features like wheelchair-accessible bathrooms, paired with on-site health and community support so seniors can continue living independently rather than moving into care facilities.
The development ties into a broader push by HDB to build more flats faster in older, more established towns, a direction National Development Minister Chee Hong Tat flagged earlier this year.
Beyond housing, residents can expect a food court, fast-food outlet, supermarket, preschool, and active ageing centre on-site, while families nearby will find CHIJ Toa Payoh Primary School and Marymount Convent School within reach. There are also plans for a mixed-use development next door, with private homes and a mall on a scale similar to that of Woodleigh Mall in Bidadari, which will eventually further transform the area around the site.
Yishun (Chencharu)

Chencharu, Yishun’s newest housing estate, brings 1,580 flats to this October 2026 BTO lineup, bounded by Yishun Walk and Yishun Avenue 2, opposite HomeTeamNS Khatib. The flat mix leans heavily toward larger homes, with 390 units of 2-room Flexi, 80 units of 3-room, 460 units of 4-room, and 650 units of 5-room flats, supported by 2 on-site preschools.
Khatib MRT station is just a five-minute walk away, putting daily commutes well within reach, while Khatib Polyclinic and Naval Base Secondary School round out the practical side of things nearby.
What really sets Chencharu apart, though, is its setting: the project backs onto Khatib Bongsu Park Connector, with Lower Seletar Reservoir and Orchid Country Club’s green stretches just beyond, giving residents a rare mix of city convenience and genuine greenery on the doorstep.
With this project and Sembawang North both expected to fall under the Standard category, buyers chasing better odds at balloting may find Chencharu worth a closer look, especially families drawn to its larger flat types, reservoir views, and quieter, nature-facing surroundings compared to the more central sites in this launch.
